All too often, sellers leave significant money on the table by doing little-to-no sale prep. By the many buyers have selected a broker for a typical Spring sale, those sellers are already buried in tasks like finding a new home, or packing/downsizing, or making sure the kids transition into the end of school year and a new home smoothly.
So…if you are thinking of buying or selling in the Spring market, early fall is a GREAT time to start the groundwork (literally and figuratively) for a successful Spring sale.
Making a thorough pre-sale checklist is a key aspect of a succesful sale. By starting that list in the fall, not only do you give yourself plenty of time to get things done, you also can take advantage of scheduling and financing savings. For instance, many landscapers and contractors start to slow down in the fall/winter season, and nagging projects can be more efficiently scheduled. Buying “end of season” discount perennials at 50% or more off at a landscape wholesaler can be a really frugal way of sprucing up your spring curb appeal. Those plants might look a little weak when planted in the fall, but they will come back with vigor in the spring! Fall can also be a good time to move foundation plantings and work on garden beds with little or no stress to the plants.
Never underestimate the many interior/exterior home renovation projects that can get knocked out during the fall/winter timeframe. Give yourself every possible chance for a smooth transition to your spring sale! Get that new walkway installed, or that shed re-vamped before the stress of the Spring market is upon you.
