Garage was restored and elevated into a unique flex space, suitable for home office, gym, game room, or parking cars. Entire home was painted. Rear yard was re-graded and a new lawn and planting beds were installed.

Represented the buyers of a spectacular custom-built home in Lincoln, MA. SK Sawyer offered legal and brokerage services to the buyer, as well as acting as supervising contractor on some repairs and installation of items post-closing (e.g. new high efficiency water heater).
Boston, MA (BAY VILLAGE)
Represented the sellers of a wonderful condo with exclusive/private roof deck in the heart of one of Boston’s most quaint neighborhoods. Coordinated a legal strategy to obtain a pre-closing consensual release of buyer’s entire P&S deposit due to buyer’s request for an extension regarding deal deadlines.
Result: SOLD to a buyer with financing and inspection contingencies waived.
Sandwich, MA
Represented sellers of a wonderful waterfront home nestled in the Historic District of Sandwich, MA. SK Sawyer’s services included landscaping, installation of a new high-efficiency boiler, coordinating electrical upgrades, and widening the driveway apron to the street.
Result: Sold to an all-cash buyer at premium price per square foot for the neighborhood.

A truly exceptional luxury listing located in the heart of Boston. Some of the most beautiful outdoor living space in all of Boston.
SK Sawyer provided a customized brokerage and marketing plan, including a stand-alone website for the property, direct mail outreach to hundreds of brokers who represented qualified buyers, photography, and numerous hard-copy materials showcasing the exceptional attributes of the neighborhood and property. SK Sawyer also coordinated several aspects relating to preparing the property for showings, including landscaping installations on the irrigated roof deck.
Sale of the property involved working intimately with buyers’ and seller’s counsel to resolve outstanding legal/title issues.
Result: SOLD to all-cash/no contingency buyer at asking price on first open house immediately after a re-listing, at a premium price per square foot for the neighborhood.
Basement Build-out: Boston, MA
The only finite thing in real estate is space! Why let a basement go neglected or unused?
In this project, an old basement apartment was gutted and completely re-built, including many structural upgrades. An old, failing support beam had to be rebuilt and the sagging structure above had to be carefully hydraulically lifted. Other system upgrades included a new heating system with a high-efficiency boiler, all new wiring and plumbing, a new concrete sub-floor, and closed-cell insulation. The unit also was brought into compliance with modern fire code, with improvements that included 90-minute commercial fire egress doors, in-swing fire egress windows, and integrated hard-wired smoke/CO detectors.
The resulting rental unit - with a fully applianced designer kitchen (including gorgeous hardwood cabinets, quartz waterfall counters, and under-counter lighting) will provide years of low-maintenance higher cash flow returns for the owner.
With SK Sawyer’s contractor relationships and expertise as a developer and builder, these types of transformations are possible for far less than you’d imagine.
Result: RENTED for nearly triple the pre-renovation rent.
URBAN LOFT CONDO BUILD-OUT: Boston, MA
Flooded with brilliant natural light, this top-floor loft condo space was showing its 100+ year age. A complete rebuild performed by SK Sawyer, which included a modern kitchen with solid hardwood cabinets, quartz countertops, tiled bathroom suite, as well as new high-efficiency HVAC system, electric, plumbing, and insulation made this space a low-maintenance highly desired rental unit.
Result: RENTED for double the prior pre-renovation rent.

A super-charming house on a great lot, yet in need of a thorough update! SK Sawyer provided renovation and brokerage services. Featuring new interior layout and finishes, windows, landscaping, hardscaping, driveway, front-entry and many other upgrades.
